Before the perspective at Grasbrook opens generously towards the Grasbrook harbor to the west, the new office building Kaiserkai 1 occupies the prominent position in the first row on the water. The eight-story building clearly marks the building lines of the master plan concept.

The cubature is a volume that is broken up in many different ways, allowing views, spaces and framed “city sections” to be experienced. On the water side, three multi-storey building parts protrude in front of the facade and provide a 180° panoramic view freely on the maritime port environment.

The house shows a changing face on the different sides. At Grasbrook, the entrance to the house responds exactly to the street line from the east, opening across almost 8 m high, covered by a steel table closed to the outside. The glass lobby is a “meeting point” and a starting point in the middle of the house, shielded from the western residential courtyard by a bamboo garden.
