A mixed-use development combining residential, office, retail and creative spaces is taking shape on a 3,300 sqm site on Strasse der Pariser Kommune in Berlin's Friedrichshain district. The ceremonial groundbreaking for B.YARD took place on 1 July 2026. Upon completion, the project will comprise 60 residential units with a wide range of choices - from Studios to the 3-bedroom apartments, 8,000 sqm of Class A office space, 700 sqm of studio (gallery) space and 700 sqm of retail space. All commercial areas will be constructed using a timber-hybrid building method. DCD Services is acting as service developer, while ZECH Hochbau has been appointed as the general contractor. Completion of B.YARD is scheduled for early 2028.
"The design was driven by two key objectives: creating a multifunctional urban development while meeting ambitious environmental requirements through a sustainable overall concept," explains Sergei Tchoban, Managing Partner at TCHOBAN VOSS Architekten. "At the same time, our vision was to establish a dialogue between contemporary sculptural architecture and a reinterpretation of Berlin's historic perimeter block structure. Through the interplay of materials used both inside the buildings and on the façades, combined with distinctive architectural features and a strong commitment to ecological efficiency, we have created a timeless design for B.YARD that is capable of meeting both today's and tomorrow's needs."
