On the north-eastern edge of the Rombergpark in Dortmund's Hacheney district, an ensemble of a 3-star plus boutique hotel and a new restaurant complex is being built on the site of the former Gut Brünninghausen. The properties will be developed in various construction phases in close cooperation with the authorities and have a total size of approx. 19,645 m². The property for the planned new hotel building with underground car park has an area of around 2,900 m², the planned new restaurant building with above-ground parking space will extend over a plot of around 7,185 m².

The former brewery is located at the head of the future restaurant building. During the first construction phase, the brewery will not be planned, but only statically secured. The old building is to be retained as an anchor building for the area.

Four above-ground full storeys and a staggered storey are planned for the hotel. In the basement is an underground car park. The penthouse level on the 4th floor will be reserved for the event area with a bar and two multifunctional conference rooms. In the south of the level an outdoor terrace of approx. 100m² will be created. The roof areas will be designed as flat roofs with extensive greening.

The new restaurant building is connected to the historical building of the former brewery and is arranged at right angles to the hotel building. Its cubature is intended to adapt the old courtyard buildings of Gut Brünninghausen and thus creates a link to the historical buildings. To the west of the building, a beer garden is planned.

A corresponding, simple material concept has been developed for the facades of the two buildings, which makes the individual buildings appear as an ensemble: Brick, metal - always coated in the same colour - and glass. Materiality and construction elements of the facades are to be seen as a homage to the earlier existing buildings.

To the east of the hotel and to the north of the restaurant, a large central parking area for approx. 75 vehicles will be built.
